Ray White Commercial Strata Management is Canberra's only specialist commercial strata manager, managing a portfolio in excess of one hundred and five commercial units plans, which represents 70% of the ACT market.

As a major player in the commercial property market, we are able to offer our stakeholders, whether body corporate clients or general clients, access to value-add services outside the normal body corporate management service, including tenancy management, sales, leasing, insurance brokerage, and finance, that will enhance the return on your commercial property investment.

Our services include:

  1. Organising the repair and maintenance of the common property in the Units Plan. This involves obtaining quotes and liaising with the Committee.
  2. Retaining the records, books and Common Seal of the Owners Corporation. The Certificate of Title for the common property will be lodged with the Registrar of Titles in Canberra.
  3. Attending to all correspondence addressed to the Owners Corporation.
  4. Attending to the Annual General Meeting and up to two (2) Committee Meetings per year.
  5. Preparing for and presenting at the Annual General Meeting, including preparing the annual budget. 
  6. Preparing and distributing the Minutes of Meetings.
  7. Preparing and distributing to all Owners a report of financial position of the Owners Corporation annually, including the preparation and lodgement of tax returns and BAS statements. We also store documents on behalf of each UP in accordance with the requirements of the Australian Tax Office and Unit Titles Act.
  8. Preparing and serving notices in accordance with the provisions of the Act, including notices of Meetings, and notices levying maintenance contributions.
  9. Collecting levy payments and banking them to the Owners Corporation's bank account. The Owners Corporation incurs the additional fees of Bpay and electronic banking imposed by Ray White Commercial, which is standard practice.
  10. Drawing cheques to pay the Owners Corporation accounts and outgoings.
  11. To the extent authorised by the Owners Corporation, we will take the necessary steps to collect any outstanding levy payments.
  12. Ensuring that proper insurances are taken out and renewed in sums agreed to by the Owners Corporation. Lodging claims as necessary through our Agency arrangements with CHU, SUU and CGU. We receive commissions via agency arrangements with these companies.
  13. Maintaining the Roll of Owners, and recording notices and orders served on the Owners Corporation.
  14. Attesting fixation of the Common Seal when necessary.
  15. Enforcing By-Laws and Articles of the Unit Titles Act 2001, to the extent authorised.
  16. If an Owner is selling their unit, we will prepare a Certificate under Section 75 of the Act and, make the Owners Corporation's books and records available for inspection by Solicitors.
  17. Advising the Committee on matters of procedure and management arising from the Unit Titles Act 2001 as they relate to the Owners Corporation. Meet on site with the committee as necessary to ensure the development is effectively maintained and improvements undertaken where necessary.
